Demolition and Ground Preparation
The starting point of this project was not a vacant lot, but an old single-family home that was in an irrecoverable state of structural deterioration. After a rigorous feasibility study, the strategic decision was made to completely demolish the old building instead of undertaking a complex renovation constrained by the limits of the past. This approach allowed us to design from scratch and without limitations a high-quality, new-build duplex development, successfully overcoming the technical challenges of securing adjacent buildings, removing tons of debris, and preparing the ground for the new foundations and underground utilities.

The First Two Floors
With the foundations secured, the project began to rise with the construction of the ground floor and the first floor. A robust metal structure was erected using high-resistance steel profiles to support the entire frame of the homes. To ensure maximum stiffness and durability, composite concrete slabs (forjados colaborantes) were implemented, guaranteeing excellent structural behavior and allowing the precise definition of the duplexes' layout, as the development begins to take its volume and final shape.

Heading Towards the Third Floor
Here we show the latest progress images of the construction, including the plasterboard profiling on the ground floor that will define the rooms. At this stage, we are already raising the third floor of the building with the main columns securely in place. Our planning for the coming weeks focuses on positioning the upper beams, continuing to raise the perimeter walls, and bringing in the composite steel deck sheets for the pouring of the next structural concrete slab.
